Can anyone recommend an overseas agent for Bulgaria?

I have a property in Bansko Bulgaria i want to sell and would be grateful for any recommendations for agents who do not want to charge me a flat rate of 3000 Euros for a property valued at 20,000 Euros. (which is the latest quote I was given).
