If you thought house prices were getting out of hand where you live, spare a thought for Santa and his elves…
Nowhere is safe from soaring house prices.
New (and definitely real) data just released reveals that the price of Santa’s home in the North Pole has more than doubled in the space of nine years!
The three-bed, two-bathroom home (pictured above) first appeared on Zillow back in 2016, with the real estate listing site estimating its value at $650,000 (£487k).
In a festive PR stunt, Zillow said that it came up with the figure by comparing the price of homes situated in numerous remote areas, before adding “a Santa premium”.

Fast-forward to 2025 and estate agents at Yopa have valued Saint Nick’s pad at a festive $1.35 million (£1m).
That’s an increase of 104% in less than a decade.
Yopa research claims the property jumped 7.5% in the last year alone. Ironically, this makes the North Pole one of the world’s hottest property markets right now.
Verona Frankish, CEO of Yopa, said Santa’s home had “posted a rate of appreciation that is quite frankly a Christmas miracle given the wider context of the current market”.
She added: ”Of course, Santa’s property does come with some rather unique features.
“A dedicated toy workshop, industrial-scale storage, stables fit for a world-famous reindeer team, and complete privacy at the top of the world would certainly help justify a premium on the open market.
“While his North Pole address may not be the most conventional postcode, the value it has amassed puts even the most prestigious prime London postcodes to shame - no wonder he’s so jolly.”
How Santa lives
As mentioned earlier, the fictitious home was first listed by Zillow.
It said the home was built back in the 1800s and sits on 25 snowy acres.
Each year, Zillow allows visitors to take a virtual tour of Santa’s house, as well as a nearby elf village.
This year’s iteration is not yet live (perhaps Santa needed to sort some last-minute DIY) but make a note to check back in on this Zillow page later in the month if you’d like to take the tour.
