This article I wrote last year might help:

How to rent out your home

    Good luck.

They will almost certainly give you permission to let if you request it. Subject to their administration charge usually about £125.

Don't forget that permission to let does not allow you to have a mortgage on another property. Nothern Rock will almost certainly object to that.

I'm not sure whether you could in another jurisdiction though. I don't know if anyone else can help out on that.

I think it will depend on how long you will be away. A year or so I am sure you will be able to continue on your existing mortgage, but 5 or 10 years they might well want you to switch to a BTL mortgage.

Thanks both! It will just be for a year initially and we won't be taking on another morgage - we're planning to rent while we figure things out.

Sorry another questions as I am really new to this!!! - Our mortgage product ends in July and they have said they will put us on a standard rate - will this affect their decision do you think?
