Can you obtain a mortgage using only investments as security ?

I could purchase a property outright, but want to keep my investment portfolio including an ISA account. I do have a stable part-time job but it pays very little. Can I still obtain a mortgage ?

You cannot purchase a house based on the fact that you hold the equivalent value in investments.

You have to be able to demonstrate that you can afford the debt and will need a deposit also.

If your investments produce an income then this income may be taken by some lenders in increasing your part time income.

If I remember correctly, some years ago I was told by a mortgage broker that only 50% of my investment income would be counted when assessing income available to service a mortgage.
