Can you get a mortgage on a property above a cafe/restaurant?

I am thinking about taking the plunge into buy to let and considering a flat at auction but the property is above a cafe. I have heard that most lenders will no consider this situation but am not sure if that is true. Although I want the property for the rental yield I want to ensure that I don't have a problem if I need to sell in the future. Any advice anyone can offer would be appreciated.
