I desperately want to move abroad for chairty work but can sell house, and don't have a buy to let mortgage, what can i do?

i want to move abroad so i need to sell or rent my house.. its a residential mortgage so can rent without consent... dont want to sell if cant get good price, at the moment i wouldn't! What are my options? have I got any negotiating power with my lender? if i rent out it would have to be for a number of numbers preferably! help please!
