Buy a House or a Flat with a budget under £200000 ?

Hi All, I am looking to buy either a House or a Flat with a budget under £200000. Wondering if to go for a House or a Flat? I am bit not very keen to go for a flat looking at the long term equity a flat can hold but happy to hear any suggestions. Also the kind of place I am looking is where the property can go on a quick rental in the future and also one which has good transport links to London within 45 mins of reach in particular. Any suggestions will be appreciated. Thanks in Advance.
