she still be able to get a morgage on the property when she only earning around £22,000 per year

    It is unlikely because the days the multiple is more like 3x rather than the 5x which she would need.

    Is there anyone else who could house share with her?

    Letting a room to someone under the Rent-a-Room scheme might help because it would provide extra income to count.

    A mortgage broker would be better able to say.

    You also don't mention whether there is any equity in the house that you would want her to buy you out from.
