am i entitled to a refund off landlord

we were there 3mths and paved the back garden because the grass had all died, the landlord told us that if we ever move they would sort us out for the job, after 12 mths there we were offered a bungalow off the council , so we took it, now the landlord says they will not sort us out for the garden cos we never asked them permission, do we have a case,x

    Unless you had an agreement in writing or a witnessed verbal agreement then you don't have a case, I am afraid.

    However, you paid for the paving so it is yours. You can ask for it back or you could settle for a sum in lieu.

    the trouble is the landlords were our friends, so they only gave us the tenant agreement, never gave us rules as they said we could do what we liked to the bungalow, i dont understand your first comment mike, can you explain more, thank you,xx

    I referred to an agreement from the landlord with regard to payment for the paving. That could have been written, which it obviously wasn't, but could have been verbal, in which case you would need to find a witness to the landlord agreeing to pay for it.

    we dont have any other witness to prove this, as you said, in the first comment ,

    they are my flags, i payed for them , i have asked for them back but they said no,so i dont know which way to go, x

    You also say that the landlords are you your friends. If you were to pursue this, it might well be at the cost of your friendship.

    I do act as an 'agent' for a private landlord, and certainly in our case, unless such works were agreed in writing then we wouldn't reimburse such costs but we do operate on a more commercial basis. Also, you were only there three months, the standard tenancy agreement would be for six months so you might want to be a little careful there as well.

    no russ, we were there 12 mths, only there 3 mths when we done the work, the landlords (our friends) new we were doing the work but said nothing,they even came to have a look at the work we done but said nothing ,thats when they said if we get another place that they would sort us out,xx

    Sorry Barbara, I misinterpreted. However, I think that if you were to pursue this, it would still be at the jeopardy of your friendship, it is very difficult to separate your social life from a 'business' arrangement such as a tenancy. I try not to let to anyone I know.
