When renting a room in one's own home how does one work out a fair charge? What is the extra cost to the household?

I rent out a room in a lovely family town house where the tennant has a top floor double bedsit room/office equipped with new furnishings, TV, use of telephone and internet; almost exclusive use of separate shower/bathroom and full use of the kitchen/dining room. The tennant works from our home and resides in it 24/7 with full use of kitchen facilities /laundry/tumble dryer etc.storage,garage,parking. At weekends the tennant's youngest child aged 8.years stays overnight from Saturday evening till Sunday evening.. The home is occupied by just the tennant and myself during the week and by my husband, tennant and the child from Friday night till Sunday PM. How do I calculate the actual cost to the household before taking rent into account please?
