Please give me an opinion

At 59 with an occupational pension I have a small mortgage. I like my house but the area I live in has become very grotty - rental properties not well maintained and many undesirable tenants. I put my house on the market recently but houses around here are not selling well. Should I stay here and put up with a situation which at times is making me feel depressed, or hopefully sell and take on a higher mortgage to move to a better area or should I rent in an area that I cannot afford to buy in.
